Bergen NY Real Estate
Ryan Pyatt of Keller Williams Realty WNY helps buyers and sellers compare Bergen homes and property. Begin by identifying whether the parcel is within the Village or Town of Bergen. A mailing address does not establish the governing municipality, available utilities or permitted uses.

The village sewer arrangement matters
The Village's sewer department describes a gray-water system: each residence or commercial building has its own septic tank. The Village says tanks are cleaned approximately every three years and tank maps are available.
For a village property, ask about tank location, service records, responsibility for the system and any known problems. Have a qualified professional evaluate the property-specific inspection needs. Do not assume the arrangement is identical to conventional sewer service or a rural private septic system.
Confirm electric and water service
The Village operates a municipal electric department. Confirm the provider and service for the actual address, obtain available bills and ask about responsibilities or charges. A town property may have different arrangements.
The Town's official website publishes Monroe County water-connection information and project/district resources. Determine whether a home is connected, eligible for connection or on private water. Verify remaining installation work and costs directly with the provider or municipality.
Plan changes before buying
Contact the appropriate code and zoning office early about an addition, workshop, fence, accessory building or different use. The Village code office encourages early project discussions; the Town has separate resources. Confirm which office governs the parcel.
Buying or selling in Bergen
Buyers should share budget, desired features, travel needs, timeframe, whether they are pre-approved and whether they already have an agent. Compare condition, taxes, utilities and maintenance with price. For land or outbuildings, investigate access, drainage, inspections and intended uses.
Sellers should gather surveys, tax and utility bills, renovation records, permits and wastewater-service information. Pricing should reflect relevant comparable sales, condition, services, lot characteristics and competition. Discuss preparation and your preferred possession date before choosing major renovations.
