Start with the numbers and dates

Review your existing mortgage, a realistic selling range, estimated selling expenses and cash available for the next purchase. Ask your lender how your current home and debt affect financing options. Establish when you can move, whether temporary housing is practical and how much overlap your budget can support.

Option 1: Sell first, then buy

Selling first can clarify proceeds and your next budget. The tradeoff is housing between transactions if the right purchase is not ready. Discuss temporary accommodation, storage, moving twice and flexibility before committing to a sale date. A completed sale does not guarantee a suitable next home will be immediately available.

Option 2: Buy first, then sell

Buying first may give you time to move and prepare the old home. It can also create overlapping payments, maintenance and insurance costs. This depends on financing and cash. Have the lender assess the approach before treating future sale proceeds as money available for the purchase.

Option 3: Coordinate both

Offer terms, closing dates, contingencies and possession arrangements may help align the transactions, but each needs agreement and careful documentation. Your agent, attorney and lender should understand how the transactions depend on one another. Allow for inspection, appraisal, title and funding delays; matching dates does not remove those risks.

Build a backup plan

Discuss what happens if the sale takes longer, the buyer needs an extension or the purchase becomes unavailable. Decide which costs and timing changes you can absorb. Compare an offer's full terms and the buyer's ability to perform alongside the price.

Talk through your next move

Share your current address, target locations, timeframe and whether you already have an agent. For the purchase, Ryan will also ask whether you are pre-approved.
