WNY Manufactured Homes

Two manufactured homes with similar asking prices can involve different purchases. One may include land; another may sit on a rented lot. Ryan Pyatt of Keller Williams Realty WNY helps buyers and sellers organize property searches, offers and transaction questions. Establish what you will own, what you will lease and which documents transfer.

Understand the lot and community

For a home on a rented lot, request current lot rent, a written fee schedule, the proposed lease and community rules. Ask which services are included, which expenses are separate and how resident approval works. Confirm requirements and timing with management instead of relying on the seller's description.

Read leases and riders before making commitments that depend on approval. The New York Attorney General's manufactured-home park guide addresses leases, fees, park rules and selling a home. Have an attorney review transaction-specific issues.

Check financing for the actual home

Ask a lender experienced with manufactured housing whether it can finance this property. Land ownership, title classification, age, foundation, condition and lender requirements can affect options. General mortgage pre-approval does not establish that every manufactured home will qualify.

Compare actual terms, fees and total obligations. Include lot rent where applicable, utilities, insurance, maintenance, and taxes or assessments. A cash purchase also needs property-specific estimates for inspections, transfer and transaction costs. CFPB research explains financing distinctions; obtain current terms directly from lenders.

Inspect the home and its records

Request ownership documents, installation information, repairs and addition records. Identify certification labels and the data plate where applicable, and ask the lender which documents it needs. HUD explains manufactured-housing identifiers; those records do not replace an inspection of current condition.

Arrange an inspection suited to manufactured construction, including accessible support, roof, moisture concerns, plumbing, electrical and heating systems. Discuss missing documents or questionable alterations before committing.

Prepare your buying or selling plan

Buyers should share the address, timeframe, whether they will finance or pay cash, whether they are pre-approved and whether another agent represents them. Sellers should organize the home's documents, community requirements, known work and preferred moving date before pricing and marketing.
