WNY Rural Homes and Acreage
A rural home can offer room for hobbies, storage and a different setting, but land and utility systems need their own review. Ryan Pyatt of Keller Williams Realty WNY helps buyers and sellers organize transactions around Batavia, Le Roy and surrounding communities. Explain how you intend to use the property so the right questions arise early.

Confirm boundaries, access and use
Request the survey and ask your attorney or surveyor about boundaries, easements and access. Establish whether the driveway and road are public, private or shared, and who maintains them and removes snow. A tax map helps identify a parcel; it does not replace professional boundary work.
Ask the applicable planning or zoning office about animals, additional buildings, a home business, subdivision or second dwelling. Existing structures and activities do not establish permission for your plans. Check relevant permits and restrictions before assigning value to a future use.
Investigate private water
Identify the water source and request well records, testing results and treatment-equipment information. Arrange appropriate testing with a certified laboratory and ask the local health department what the property needs. Water quality and supply are separate questions for qualified professionals.
EPA private-well guidance advises regular testing and additional testing when conditions change. Request information about prior problems and work; a listing's description of a well is not a complete evaluation.
Review septic systems and outbuildings
Obtain septic installation information, location, pumping records and repair history. Ask a qualified septic professional about inspection scope, condition and suitability for the intended use. EPA's homebuyer's septic guide provides a useful checklist.
A general house inspection should not be assumed to answer every well or septic question. Outbuildings also need attention to condition, electrical service, access and permits.
Budget for the full property
Obtain insurance quotes and evaluate heating fuel, driveway upkeep, equipment, mowing and outbuilding repairs. Check internet service with providers for the exact address. Ask about drainage, flood risk and past water issues instead of relying on a dry-day visit.
Sellers can prepare utility records, surveys, system-service history, permits and improvement documents. Buyers should share communities, acreage, features, timeframe, financing status and whether another agent represents them.
