Use county records before making assumptions
The Treasurer and Real Property department provides assessment rolls, parcel maps, property inventory, parcel history and town/county tax inquiries. Its parcel history includes ownership history and deed references. Use these resources to identify records and the appropriate office.
Have the relevant professional confirm boundaries, title, permitted uses and physical condition when something is unclear. A parcel map alone does not resolve every ownership or development question.
Compare total ownership costs
Similar asking prices can hide different carrying costs. Gather the actual county, town, village and school tax bills applicable to each parcel, insurance estimates and utility information. Ask the assessor about exemptions instead of assuming the seller's bill will become yours unchanged.
For acreage and outbuildings, investigate access, drainage, service, building condition and intended use. Ask the municipality about a proposed workshop, second dwelling, subdivision or business before assigning value to that possibility.
Choose the right community questions
Use the Batavia guide for city and town differences, the Le Roy guide for village boundaries and water-service stages, and the Bergen guide for village utility arrangements.
Share your budget, travel needs, timeframe, whether you are pre-approved and whether you already have an agent. Compare relevant sales, organize showing questions and discuss appropriate inspection and financing considerations.
Plan a sale or investment purchase
A rural home, city duplex and village home require different comparisons. Sellers should prepare improvement records, utility/tax costs, leases and maintenance history before deciding what to repair and how to market.
For small multifamily property, request leases, collected-rent records, expenses and utility responsibilities. Verify lawful units with the municipality. Review the multifamily guide and homebuying cost guide.
