WNY Investment Property

A rental property needs to work as a building and as a business. Ryan Pyatt of Keller Williams Realty WNY helps buyers compare duplexes and small multifamily homes in Batavia, Le Roy and surrounding Western New York communities. Start with your budget, target communities and ownership plan.

Request the documents behind the income

Ask for leases, a unit-by-unit rent schedule, rent-payment records and a security-deposit accounting. Identify utility responsibilities, common-area maintenance, parking, storage and appliances. Compare stated expenses with tax bills, insurance quotes, utility statements and repair records.

Advertised rent does not establish collected income or the rent you may lawfully charge later. Ask the municipality to confirm permitted use and unit count. Request permits, occupancy records and inspection information; a listing description alone does not establish approval for an added apartment.

Separate operating income and cash needs

Income after operating expenses, before financing, differs from cash remaining after loan payments. Allow for vacancy, maintenance, larger replacements, turnover and management. Inspect roofs, heating systems and other major items and plan realistic reserves.

Use verified figures and label assumptions. Compare a base scenario with a vacancy or substantial repair before deciding how much cash to commit. Your lender, accountant and attorney can evaluate financing, tax treatment and transaction-specific obligations.

Choose an ownership approach

An owner-occupied duplex, established rental and building needing improvement involve different financing, management and repair demands. Explain what you want to own and the work you can take on. Renovation plans should account for approval, contractor scope, access and contingency funds instead of relying on a resale estimate alone.

Resolve questions before closing

Which leases continue? How will deposits and prepaid rent be accounted for? Are notices, permits or repairs unresolved? Which rental rules apply to this property and municipality? The New York Attorney General's tenant-rights guide helps frame questions; your attorney should review the actual leases and closing arrangements.
